GENERAL TERMS AND CONDITIONS (GTC) AND HOUSE RULES FOR THE RENTAL OF THE APARTMENT

§ 1 Scope of Application of the GTC
(1) These General Terms and Conditions (GTC) apply to all contracts for the rental of apartments for accommodation between the provider, Cistierna Rural (hereinafter referred to as "Landlord"), and the guest (hereinafter referred to as "Tenant"). They also include all related additional services and deliveries provided by the Landlord in connection with the accommodation contract.

(2) Subletting or resale of the rented apartment is excluded.

(3) The guest's business conditions shall only apply if they have been previously agreed upon. Deviations from these conditions shall only be effective if expressly confirmed in writing by the provider.

§2 Conclusion of the Contract
(1) By making a reservation, the tenant offers the landlord the binding conclusion of an accommodation contract. The contract is concluded upon confirmation of the reservation by the landlord.

(2) The landlord's offers regarding available apartments are non-binding and subject to change. The landlord reserves the right to reject reservation requests without stating reasons.

§3 Payment and Reservation Guarantee
(1) The rental price must generally be paid in advance by bank transfer. Other payment methods are not accepted. The reservation is only considered guaranteed when full payment has been received by the landlord.

(2) A security deposit of 100 EUR must be provided to guarantee the reservation.

§4 Cancellation and Withdrawal by the Tenant
(1) Free cancellation is only possible within the deadlines specified in the reservation confirmation. If the cancellation is made on the day of arrival, the security deposit of 100 EUR will be retained.

(2) If the apartment can be re-rented, the corresponding amount, less the reservation deposit, will be refunded.

§5 Arrival and Departure
(1) The rented apartment will be available to the tenant from 3:00 p.m. on the day of arrival until 11:00 a.m. on the day of departure. Different times require explicit agreement.

(2) If the departure is delayed without prior agreement, the landlord reserves the right to charge an additional night.

§6 Use of the Apartment
(1) The apartment may only be used by the number of people indicated in the reservation.

(2) The tenant is obliged to treat the apartment and its furnishings with care. Any damage occurring during the stay must be reported to the landlord immediately and covered by the tenant.

(3) Smoking in the apartment is not allowed.

(4) Pets are only allowed with prior authorization. An additional fee of 20 EUR will apply.

§7 Liability of the Landlord
(1) The landlord is liable for damages resulting from intentional or grossly negligent breach of its obligations. In cases of slight negligence, the landlord is only liable for foreseeable and contract-typical damages.

(2) The landlord is not responsible for the tenant's valuables unless they have been expressly accepted for safekeeping.

§8 Withdrawal and Cancellation by the Landlord
(1) The landlord has the right to cancel the contract for a justifiable cause, especially if the tenant uses the apartment contrary to the contract or repeatedly violates the house rules.

(2) In this case, the landlord retains the right to charge the full rental price.

§9 Data Protection
The landlord handles the tenant's personal data in accordance with applicable data protection laws. More details can be found in the landlord's privacy policy.

§10 Final Provisions
(1) The law of the Kingdom of Spain applies.

(2) If the tenant is a merchant or a legal entity under public law, the jurisdiction for all disputes arising from this contract shall be the landlord's place of residence.
